The Dow was/is overpriced. A bottom doesn't in any way signify across the board deals. You're a brave man, SJ. Rental property sounds like a good idea, but in this economy with businesses closing and people loosing their jobs, I would be afraid I would get renters who couldn't pay the rent. Then what do you do? You can't just throw them out anymore, there are legal / court cost involved now. And you still have to make your payments. Scary times. :([/quote]

As a landlord, I know how difficult it can be. You really need to do your homework about where you buy first. Here in northern IL, the laws are different in Lake County than in Cook County. We had a tenant who refused to pay rent and the judge in Lake County ruled in our favor and we were putting her stuff on the curb 30 days later. Yes, it cost us some money, but the tax benefits are wonderful. Cook county is not so friendly to landlords. The rent that we charge covers the mortgage, property taxes, and bills we have to pay on the house. We have great people in the house now, but we really have to look at it like a business. If they can't pay rent (which they are struggling with right now), we have to evict them. There are TONS of people out there now who don't qualify for a loan or went into foreclosure who can afford to rent our house. My husband is finishing building a house right now. If we can't sell it in 2009, we will rent it out temporarily.

My financial guy moved all my money to very conservative stocks and there hasn't been too much change in the last few months but...I haven't checked in the last week. So, I might be out of a lot of money. I also thought of investing in rental property cause now is the time to purchase if you have any extra money; it is the time to buy buy buy...but I haven't yet and I don't know when I will but it's something I am strongly considering. I just hope when the market quiets that I will have something left.

I like to sit out on the front porch, where the birds can see me, eating a plate of scrambled eggs, just so they know what I'm capable of.

But, but, but Rick....just think of how many more shows/get-togethers you'd be able to go to. :wink: I quit about 7 years ago at a pack of cigs at almost $10 here, I just put those $$ into my passion for music instead.......mucho healthier and funner! It's worth a little weight gain when you first quit. :lol:
